All the benefits of new build in a great position

BRUNSWICK Industrial Estate lies just 5.5 miles from Newcastle upon Tyne, four miles from Cramlington and two miles from the A19/A1 interchange.
It has long proved popular with a number of trade counter and industrial occupiers who need to be close to the North East road network and Newcastle centre.
Those benefits were exactly why the developer opted for Brunswick when considering locations, with the end result being Ruby Park, located just off the main estate road at the heart of Brunswick Industrial Estate.
Ruby Park is a development of brand new production/warehouse units offering quality accommodation in an established industrial location. The park is anchored by Northumbria Vehicle Company. Of the eight units five remain and range from 2,799 sq ft up to 5,490 sq ft but can be combined to meet larger size requirements.
Each unit has been built to a high specification with an eaves height of approximately 6.5 metres, 35kn/m2 floor loading capacity and office/staff facilities. In addition units benefit from being in a secure yard and all have electric roller and security shutters to the windows and doors.
There is now an on-site viewing office so that interested parties can view the units at a time convenient to them. Interested parties are welcome to visit the scheme and there is also the possibility of deposit assistance in the case of purchases.
Lambert Smith Hampton's Karen Shorten, agent for the scheme said: “Ruby Park offers a quality product in a location that is only minutes from Newcastle International Airport and the A1. The units are ideally placed for the current market and offer flexibility, not only in size but also in the way the units can be sold or let.”
Ruby Park has units on a to let or for sale basis from £16,800 and £195,000 annually respectively. At a time when controlling costs is key, many are looking at ways to mitigate outgoings – by downsizing or finding a new-build unit with its efficiencies.
