Location is the start

Location is a crucial factor when it comes to business. And millions of pounds of investment are creating world-class business parks and office accommodation right around our region. From space for small start-up firms to global headquarters for major multinationals, the North-East can provide both - plus everything in between.

And it's not just about office space.

Manufacturing facilities, warehousing, research and development laboratories, logistics and distribution are all required for a thriving economic climate.

New sites have been established across the North-East, from Northumberland to North Yorkshire.

And investment and development of existing facilities has enabled sites to attract new tenants and occupiers from all over the UK and abroad.

But location is not the only factor that is making the North-East an attractive proposition for office development.

Imaginative design and planning is creating modern, forward-thinking locations.

There is now demand for far more than just a clean, spacious office.

Cafes, creches and leisure facilities are just some of the many additions that are making locations more attractive. Ample parking, shuttle buses, a concierge facility and 24-hour security are also vital.

Access to conference and meeting rooms, state-of-the-art IT infrastructure plus administrative and reception support are also much sought after.

And there are increasing requests for an environmentally-friendly feel.

The growing green agenda means sites that look to maximise energy saving, use natural sustainable building materials and minimise their impact on climate change are growing in popularity. For example a combined heat and power plant could form part of a long-term vision for Tees Valley business park Lingfield Point.

Middlesbrough's Middlehaven is set to be the UK's most environmentally-friendly development with zero carbon emissions.

And the Wilton Centre, one of the region's most important research, development and commercial office facilities, has announced plans to halve its energy costs.

But business parks and office schemes must to look good too. People want to work in a place that is pleasing on the eye and creates a great first impression to visitors, customers and potential new clients.

Stunning sculptures, attractive landscaping and places for staff to spend their spare time are just some of the extras developers have added to make their sites stand out.

Accessibility is another key factor.

The region's road network and good rail links make the North-East an attractive proposition to those looking to make the move.

Both Durham Tees Valley and Newcastle airports continue to grow and develop - extending the North's global links. Plus there is access to the rest of the world by sea - thanks to the region's successful and thriving ports.

New development and investment also goes hand in hand with regeneration.

Major projects are pushing ahead throughout the North-East - with commercial property, business parks and industrial space a key feature of many.

From Middlesbrough's Middlehaven to Newcastle Great Park, hundreds of millions of pounds are being spent on bold and breathtaking schemes which are putting the area on the international map - and driving even more inward investment.
