Val said: “We moved here when my two boys were small because it gave me the opportunity to work while being able to fit around the needs of the children and school. Now the boys are older, I am looking for something a little smaller that will allow for a bit more ‘me’ time. I’m a local girl and my husband works locally so we won’t be moving far away.”

Situated on the main thoroughfare through Otterburn village, the Butterchurn is an attractive, traditional style building constructed of Northumberland stone. Its guest accommodation comprises seven en suite letting bedrooms, guest lounge, dining room and catering kitchen, all on the ground floor. “The Butterchurn is presented to a high standard and has been updated by Val and Keith,” adds Craig Shaw from Moralee and Co. who is handling the sale. “Current turnover at the Butterchurn is around £45k per year which comes from a combination of regular customers, passing trade, military personnel and guests attending weddings at the nearby Otterburn Tower Hotel and The Percy Arms Hotel.

“The business provides a good income and has potential for further growth as there is the opportunity to provide an evening meals service for guests and to run a coffee shop from the dining room during the day.”

The Butterchurn is freehold and on the market at £495,000.
