DEVELOPER Gladman has announced that it has disposed of more than 10,000sqft of office space at its £55m Northumberland Business Park scheme, at the junction of the A19 and A189 south of Cramlington.
United Business Centres (UBC) has taken unit 2 in Silverton Court, a 10,070sqft standalone office building, to provide serviced accommodation in a joint venture with Gladman Developments.
The deal with UBC, one of the UK’s fastest-growing serviced office providers, means Northumberland’s largest business park will offer a complete range of office sizes.
Andrew Creighton, of Gladman, said: “The new UBC serviced office centre will provide smaller businesses in and around Cramlington and south Northumberland, with an entry-level option to our office development, creating a ‘seedbed’ for new occupiers as they expand and consider taking additional space at Northumberland Business Park.”
The new business centre is expected to open next month.
Northumberland Business Park is being developed by Cheshire company Gladman, the UK’s largest speculative developer of office and industrial space, in partnership with Northumberland County Council.
It is expected to bring 3,000 jobs into the county over nine years, representing a £55m investment in the economy. An initial phase of 67,000sqft has been completed with a further 60,000sqft under way.
The scheme offers office buildings ranging in size from 1,035sqft to 25,500sqft, available for sale or lease, with freehold prices based on £165 per sqft and rents based on £14 per sqft.
Design and build options offering larger building sizes are also available.
Mr Creighton said: “Northumberland Business Park is helping to satisfy a pent-up demand for new office accommodation in south east Northumberland.
“This is the first time that such a wide range of purpose-built, high quality office space has been available in the area.
“The excellent location of the park, next to the A19 and A189, and less than two miles from the A1, makes it very attractive to many office occupiers and we know that they are impressed with its semi-rural setting.”
